This amended pet policy is under consideration by the Board of Directors. It will become effective only after formal adoption at a Board meeting with proper notice to all unit owners.

Amended Pet Policy
1 Purpose
The purpose of this policy is to clarify and update pet ownership standards in order to protect resident safety, insurance eligibility, and the quiet enjoyment of the community.
2 Pets Policy
a. Pets are permitted subject to compliance with this policy and all other Association governing documents.
b. The following dog breeds, including mixed or hybrid breeds containing these characteristics, are prohibited within the Association:
- Pit Bull or Pit Bull Terrier
- American Staffordshire Terrier
- Staffordshire Bull Terrier
- Boxer
- Any dog exhibiting the physical traits or lineage of the above breeds
c. Dogs exceeding thirty-five (35) pounds at maturity are prohibited.
d. The Board of Directors shall have the authority to determine whether a dog falls within a prohibited breed or weight category based on reasonable evidence, including veterinary records, visual characteristics, or third-party documentation.
e. All permitted pets must:
- Be leashed at all times when outside the unit
- Not enter the pool or pool deck area
- Not create a nuisance, including excessive noise or aggressive behavior
- Have waste immediately removed by the owner
f. Existing pets that do not comply with this policy are prohibited unless expressly grandfathered by written Board approval issued prior to the effective date of this policy.
g. Nothing in this policy shall apply to legally protected service animals or emotional support animals as required by federal or state law.
3 Effective Date
This policy shall become effective upon adoption by the Board of Directors at a properly noticed meeting.
